Description

The Department of Veterans Affairs (VA) currently occupies 3,750 rental square feet of clinical space in a building under a lease in Montgomery, AL, and has a requirement for a lease of this same square footage in the following delineated area.
The offered building must be located within the delineated area within the following boundaries:
The building/space must be located
North: Atlanta Hwy Eastern Blvd
South: Perry Hill RD
East: Interstate 85 Exit #5 to Exit #6
West: Eastern Blvd from Atlanta Hwy to interstate 85
Offerors must provide evidence that properties are outside the 100-year flood plain.
The VA seeks to lease approximately 3,750 rentable square feet of clinical space located on one floor. The rentable square footage should yield 3,750 usable square feet of space. The lease term requirement is for ten (10) years term with five (5) years firm and the space must be available for occupancy by October 1, 2021. The VA seeks a full-service lease (all utility, services, maintenance costs, WIFI and cable TV included in rent).
The VA will consider alternative space if economically advantageous. In making the determination for lease award during the solicitation phase of this procurement the VA will consider, among other things, the costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and IT/telecommunications infrastructure.
Expressions of interest must be submitted in writing and should include: building name, address and age; net usable square footage available; location of the space within the building; date of space availability to commence tenant improvements; CAD as built floor plans identifying the space offered; parking ratios; loading dock specifications; proximity to public transportation; and information on building ownership. (Note: The VA will pay no more than the appraised fair market rental value for space. Usable square footage does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code).
